CoreLogic released its April 2016 National Foreclosure Report which shows the foreclosure inventory declined by 23.4% and completed foreclosures declined by 15.8% compared with April 2015. The number of completed foreclosures nationwide decreased year over year from 43,000 in April 2015 to 37,000 in April 2016, representing a decrease of 68.9% from the peak of 117,813 in September 2010. The foreclosure inventory represents the number of homes at some stage of the foreclosure process and completed foreclosures reflect the total number of homes lost to foreclosure. Since the financial crisis began in September 2008, there have been approximately 6.2 million completed foreclosures nationally, and since homeownership rates peaked in the second quarter of 2004, there have been approximately 8.3 million homes lost to foreclosure. As of April 2016, the national foreclosure inventory included approximately 406,000, or 1.1%, of all homes with a mortgage compared with 530,000 homes, or 1.4%, in April 2015. The April 2016 foreclosure inventory rate is the lowest for any month since September 2007.

NEW YORK – May 18, 2016 – When it comes to real estate investing, many Americans think of their favorite house-flipping reality show – demolition and redecorating, with hopes of a juicy payday. But a less glamorous form of real estate investing is coming into favor: becoming a landlord.
One of the biggest reasons more investors are opting to become landlords right now is because they like the income potential, National Association of Realtors chief economist Lawrence Yun says.
"Rents have been rising, hovering near six- or seven-year-high levels, and are seeing close to 3.5 percent growth from 12 months ago," Yun says. That means not just getting a steady flow of cash from a tenant but also the prospect of an even higher income stream with each passing year.
There's no instant gratification in the form of knocking down walls or cashing six-figure sales checks. But a reliable and rising stream of income looks pretty darn good to many Americans right now, considering what savings accounts and Treasury bonds pay.

WASHINGTON – May 19, 2016 – The Federal Reserve put complacent markets on notice Wednesday: It could well raise interest rates next month.
Most Fed policymakers said in April they would favor an interest rate hike at a June 14-15 meeting if the economy rebounds from a first-quarter slump, the labor market advances and inflation picks up, according to minutes of the Fed's April 26-27 meeting.

-  Over half of underwater homes are in the bottom 20% of homes by price in their respective markets
-  Negative equity rate among lowest price tier is 16.2% and improving at a slower pace than all other tiers
-  Rate/term refinances on mortgages held for less than two years jumped by 800% from Q1 2014 to Q1 2015; and dropped by two-thirds from Q1 2015 to Q4 2015
-  37% of rate/term refinances in Q4 2015 included a term reduction.

While it's too early to predict the impact on the state's housing market, 50 percent of buyers with children younger than 18 considered the quality of local schools an important consideration, according to the National Association of Realtors^® 2015 buyer and sellers report. The law goes into effect July 1, 2016.

NEW YORK – March 23, 2016 – Foreign real estate investors went on a buying binge last year, acquiring a record $91.1 billion in properties in the U.S. – more than double the amount spent in 2014, according to New York City-based research firm Real Capital Analytics (RCA).
Despite some global headwinds, that momentum is expected to stay strong in 2016 as investors continue to expand their acquisition activity across property types and into more secondary markets. Just this week, for example, a Chinese insurer made a $6.5 billion deal for the acquisition of Strategic Resort & Hotel and put in a $13 billion bid for Starwood Hotels & Resort Worldwide.

Cash sales accounted for 33.4% of total home sales in December 2015 and 33.9% of total home sales for the full year 2015. The full year 2015 cash sales share was the lowest since 2008. The December cash sales share was  down 3.3 percentage points year over year from 36.7% in December 2014. On a month-over-month basis, the cash sales share fell by 2.8 percentage points in December 2015 compared with November 2015. The month over month decrease in cash sales share was larger than normal for the month of December, indicating that the elevated share reported for November, and attributed to the new federal mortgage rules (TRID), was temporary.  The cash sales share peaked in January 2011 when cash transactions accounted for 46.6% of total home sales nationally. Prior to the housing crisis, the cash sales share of total home sales averaged approximately 25%. If the cash sales share continues to fall at the same rate it did in December 2015, the share should hit 25% by mid-2017.

National home prices increased 6.9% year over year and by 1.3% month over month in January 2016, according to the latest CoreLogic Home Price Index (HPI) Report. While the HPI has increased on a year-over-year basis every month since March 2012, prices are still 7% below the April 2006 peak. Adjusting for inflation, US home prices increased 6.5% year over year, and are 20.1% below their peak. Washington showed the largest HPI gain of all states in January 2016 with an 11.6% year-over-year increase, followed closely by Colorado (+10.9%) and Oregon (+10%). Colorado was the fastest appreciating state for each of the 12 months of 2015.

Sales of newly built US homes declined last month, a sign the housing market’s recovery remains uneven.  Purchases of new single-family homes decreased by 9.2% to a seasonally adjusted annual rate of 494,000 in January, the Commerce Department said Wednesday. It was the lowest pace for sales since October.  Economists surveyed by The Wall Street Journal had expected a January sales pace of 525,000. From a year earlier, sales were down 5.2% in January.

"In the fourth quarter and throughout 2015, we've seen positive signs that Florida's housing sector is growing steadily," said 2016 Florida Realtors®President Matey H. Distressed sales still a big part of housing market

 MIAMI – Feb. 5, 2016 – Even with the real estate market recovering, more than a quarter of all South Florida home and condominium sales in 2015 involved a distressed property, a new report shows.

Short sales, bank-owned homes and properties in some stage of foreclosure accounted for about 27 percent of all sales last year in the tri-county region, according to RealtyTrac Inc., a foreclosure-listing firm.

Какая бывает зима во Флориде

Ну какая тут зима в Тампе, когда температура не опускается ниже десяти градусов даже ночью. Самое забавное, что в каждом магазине можно найти зимние вещи и самое смешное — зимнюю обувь. Я вначале думала, кто ее покупает, а потом увидела на ногах женщин сапоги, и поняла, что в таких продажах есть резон.

Сапоги они выбирают очень трепетно и внимательно. Несколько раз на ногах у девчонок видела уги. Особым форсом считаются сапоги козаки, и при этом все носят сапоги на босу ногу. Видела на улице две подружки — одна в сланцах, другая — в сапогах. Это обычное дело.

Занятно, когда какой-нибудь негр идет при температуре +25 в вязаной шапке по типу шапки-ушанки да еще с отвязанными ушами. Пацану холодно!

В 2016 году жилье в России продолжит дешеветь

Новое и вторичное жилье в России в 2016 году станет еще дешевле. Эксперты прогнозируют дальнейшее снижение цен на новостройки и на «вторичку» - на 10% и 15% соответственно, несмотря на значительное повышение доступности недвижимости в 2015 году. Когда вторичные квартиры в Москве потеряли в стоимости в среднем около 15%, «первичка» - почти 10%. При этом в 2016 году продолжит расти и предложение, невзирая на то, что в 2015 году не успевало продаваться существующее.

Риэлтор: Закончились, могу предложить двухкомнатные, с кухней до 6 метров и геморроем в документах.

Отдыхают за городом риелтор и столяр, каждый на своей даче. Столяр выходит из дома, риэлтор качается в гамаке на улице, заканчивая телефонный разговор.
Столяр спрашивает: «Отдыхаете?»
Риелтор: «Нет, работаю».
Через какое-то время столяр идет домой, риелтор рубанком строгает.
Столяр спрашивает: «Работаете?»

На Западе рынок недвижимости существует столетиями, инвестиции в недвижимость с ее последующей арендой, наверное тысячелетиями, поэтому и средства в обеспечение этого  рынка всем самым современным не подлежат переменам. Есть одиночные собственники, которые сдают свое жилье – прикупленное или полученное по наследству. Есть компании-застройщики, которые строят жилье именно для аренды.

Таким образом, во-первых, вам не нужны посредники для того, чтобы найти жилье – той категории, размера, района, этажности, удобств – какое соответствует вашим запросам и кошельку, во-вторых, если этих посредников вы привлекаете, то плата за их услуги колеблется от 50 до 200 долларов, в-третьих, в крупных городах стоимость жилья подчас настолько высока, что нормальный обыватель  осознает утопичность идеи купить себе жилье даже трудясь до седьмого пота двадцать четыре часа в сутки.
